MEETING CALLED TO ORDER
The meeting was called to order on May 5, 2025 at 7:08 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.
MINUTES FOR APPROVAL
Ben Arditti moved that the minutes from the Regular Meeting of the Board of Directors on April 7, 2025 be approved as corrected. Larry Bakirtjy seconded the motion. Unanimously approved.
PUBLIC COMMENT
Bruce Brodzik addressed the board with the request to re-instate the porta-potty at the Block 1 beach. The board reiterated the yearly cost of renting a porta-potty was a significant issue at approximately $1,000 for the season, which resulted in it being eliminated from the budget. There was discussion about whether this cost was justified given the number of people expected to use it. It was discussed that residents have since expressed the desire for the porta-potty to be reinstated and there was a suggestion of asking residents if they would be willing to pitch in to cover the costs of the porta-potty for the season. Bruce volunteered to look into pricing from additional vendors and will report back to the board for additional consideration.
Bruce Brodzik expressed his concern regarding how piers are managed and how the current system may have lapsed over the years. This may have resulted in challenges with managing slip availability and maintenance. He stressed that there is a need for re-evaluation and enforcement of the current requirements and a need for better organization and communication among those who control different piers. Members, especially those with boats, are encouraged to review the Pier Rules and Regulations which can be found on pages 4-5 in the West Shore Park Corporation Neighborhood Rules and Regulations. President of West Shoreland, Catherine Shannon, raised the issue regarding the absence of clear boundary markers which may lead to confusion over where common property ends and private property begins. It was expressed that WSPC and West Shoreland residents may be unaware of what property is available to the community. There were suggestions for using low-maintenance plants, small sculptures, benches, or concrete blocks as markers for boundaries. It was suggested that there should be input from residents in deciding on markers if it is decided that markers will be installed.
TREASURER’S REPORT
Fred Aichele presented the Treasurer’s Report for 4/01/2025 – 4/30/2025. Larry Bakirtjy moved and Ben Arditti seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.
Fred Aichele reported on challenges with estimated costs related to the generator installation and ongoing billing complexities. The generator replacement fund was reported to be at $28,777.00 with expenses related to the generator anticipated to continue due to decommissioning the old equipment, including the removal of
the diesel tank. An additional unexpected $2,500.00 expense occurred for unloading the generator from the transport, which was initially estimated at $500.00.
COMMISSONER’S REPORTS
Water Commissioner – Chad Karol:
Mr. Karol reported that the new generator is scheduled to come online on May 12th. It will be set to conduct its automatic tests and will cut over to operational status, replacing the old generator. This transition involves decommissioning the old diesel tank by draining all fluids including oil and coolant. The controller managing the pumps was reset on April 10th or 11th. This reset was necessary because it appeared that the pumps were running at incorrect times.
Other topics discussed included:
- Graffiti on the water tank and concrete will have to be removed.
- Hydrant flushing is estimated to be done after the new generator is operational.
- A member did not know the location of their buffalo box on their property, which led to the necessity of replacing it.
- Manifold replacement is planned for the summer, although a specific date has not yet been determined. This project is anticipated to be significant, possibly requiring the use of a temporary tank during the process.
- There are plans to perform water testing for at least 14 homes this year, specifically targeting lead and galvanized lines. The testing strategy involves selecting homes based on their line materials and historical data.
Miller Park (via email) – Tracy Cornish:
The broken baby swing has been replaced. Thank you to Ron Aidikonis for assisting in replacing the swing. A member has a security camera to donate for use in the park. I will follow-up about it. (Edited for content and clarity by Secretary Marilee C.C. Rusiniak)

NEW BUSINESS
Ben Arditti reported that the mulch in the playground of Miller Park needs to be replaced. Pricing comparing different material is currently in progress.
OLD BUSINESS
Fred reported that the update of the WSP Homeowner Directory is almost complete and is anticipated to be distributed to residents by Memorial Day.

EXECUTIVE SESSION
Executive session was entered at 8:32p.m and closed at 8:44p.m.

Ben Arditti moved that the meeting be adjourned. Larry Bakirtjy seconded the motion. Unanimously approved. The meeting was adjourned at 8:45 p.m.
