REGULAR BOARD MEETING MINUTES – final

August 4, 2025

ATTENDANCE

Commissioners: Tracey Cornish – Miller Park, Chad Karol – Water

MEETING CALLED TO ORDER

The meeting was called to order on August 4, 2025 at 7:04 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by Vice-President Chris Shifley.

MINUTES FOR APPROVAL

Minaxi Tailor moved that the minutes from the Regular Meeting of the Board of Directors on July 7, 2025 be approved as presented. Larry Bakirtjy seconded the motion. Unanimously approved.

CORRESPONDENCE

After further consideration and review with WSL President, Catherine Shannon, it was decided that stone property line markers will not be used to separate the lake adjacent park areas from private property. Limited boundary markers may still be considered as well as maps being made available online and posted at the beach/park entrances.

WSL President, Catherine Shannon, requested to review payment process of shared expenses with WSPC.

TREASURER’S REPORT

Fred Aichele presented the Treasurer’s Report for 7/01/2025 – 7/31/2025. Ben Arditti moved and Minaxi Tailor seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.

ComEd Bills: Electricity bills have been decreasing, from over $1,600 three months prior to an upcoming bill of $1,062.

Deep Well Operation: A past issue involved running the deep wells during the day without the generator, leading to higher electricity costs. This problem was compounded by delayed ComEd bills. Progress is being made to address this.

Delinquent accounts have been sent to collections.

COMMISSONER’S REPORTS

Water Commissioner – Chad Karol:

  • Generator Issues & Hydrant Flushing: Hydrant flushing was postponed because of generator issues. Flushing was rescheduled.
  • Notification System: The water system’s problem notification system will be updated with new contact people.

Miller Park – Tracey Cornish: Tracey will be stepping down next year at the end of her term (February 2026) as she now has less time for the role. She expressed her concern in the difficulty of getting free/low-cost assistance and that the Miller Park budget is frequently cut to keep dues down, making it hard to fund improvements. She expressed her commitment to serving until the end of the term and preparing a budget with estimates for future projects. Please contact any member of the board if you are interested in serving as the Miller Park Commissioner.

REVIEW OF TASKS LIST

Review and discussion of the Board and Officers Task List.

NEW BUSINESS

Ben Arditti received a request from a member to install a new pier off the block 2 beach/park property. The member will be advised they need to submit their pier installation proposal/plan to the board for review.

Fred Aichele reported that there are two known errors in the 2025 West Shore Park Homeowner Directory:

  • On inside front cover, under Directors/Officers. Larry Bakirtjy’s number should end in 5880 (not 5885)
  • Under Berg, Keith & Hedblom, Mary. Mary’s number should be 847-494-0865

Please make these corrections to your book.

OLD BUSINESS

Seawall Restoration Project:

  • Active discussions are ongoing with ILM, a firm that has provided a thorough review, including soil analysis and consultations with an expert (former Army Corps of Engineer).
  • A third proposal is expected within a couple of weeks.
  • ILM suggested planting wetland native plants along the shoreline to absorb moisture, which could qualify for a DNR grant/subsidy for the full restoration project.
  • Applying for this grant costs money and the application deadline for a next-year project is September.
  • The current budget may be insufficient to begin this project next year as anticipated.
  • Alternative solutions discussed include placing rocks in front of the existing seawall to break waves and hold the earth, which some homeowners have done successfully and found to be cheaper than a full steel seawall replacement.
  • Existing seawall drainage issues (improper installation, ineffective drilled holes) were acknowledged.

Minaxi Tailor moved that the meeting be adjourned. Ben Arditti seconded the motion. Unanimously approved. The meeting was adjourned at 8:10 p.m.
