REGULAR BOARD MEETING MINUTES – final
June 1, 2026

MEETING CALLED TO ORDER
The meeting was called to order on June 1, 2026 at 7:02 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.
MINUTES FOR APPROVAL
Taylor Closen moved that the minutes from the Regular Meeting of the Board of Directors on May 4, 2026 be approved as presented. Larry Bakirtjy seconded the motion. Unanimously approved.
HOMEOWNER FORUM – PUBLIC COMMENT
There was a discussion regarding pier users and residency. President, Mike Davenport reiterated that a pier user must be a resident. It was emphasized that the need for all pier users and WSPC members ensure only WSPC residents can access available pier spots.
Nicki Sullivan inquired about a fallen tree to determine if it’s on WSPC property. Larry Bakirtjy will investigate during upcoming survey marker installation.
CORRESPONDENCE
A member reported that landscapers working for another member have been mowing and fertilizing a section of WSPC property, and possibly spreading chemicals in another neighbor’s backyard and near their deck. A letter to the property owners requesting that their landscapers be aware of where WSPC property begins will be sent.
Mike Davenport received correspondence from a member proposing collaboration on a project to address the overgrown areas along the Block 1 beach road. The final details of the proposal will be presented to the board for review.
TREASURER’S REPORT
Fred Aichele presented the Treasurer’s Report for 5/01/2026 – 5/31/2026 for review and discussion. Larry Bakirtjy moved and Ben Arditti seconded that the Treasurer’s Report be approved as submitted. Unanimously approved. Refunds: Totaling almost $7,000. One was a duplicate payment ($971) and another was for a $1,500 bond and $4,500 hookup fee for a lot on Forest where construction will not proceed.

COMMISSIONERS’ REPORTS
Greg Fried – Block 2 Beach
There was a proposal to install a French drain before the paver replacement project begins on the Block 2 beach, to help manage rain runoff and prevent sand erosion. It has been suggested that doing it at the end of the beach season (September) will help avoid shutting the beach down twice. Quotes will be secured before the project begins.
Don Laird – Miller Park
Miller Park mowing issues are actively being addressed with the landscapers.
Rain Garden will be cut down this year with a controlled burn to be scheduled for next year.
Chad Karol – Water (via Email)
- Location of a buffalo box for a resident on Fairview; a new one will likely be installed if it cannot be found.
- Received the last invoice from GHA (for April).
- 2025 water quality test results to go out to members in June, likely with two violations not related to water quality, but due to unsubmitted 2024 documents.
- Upcoming tasks: Schedule annual generator maintenance (warranty concern if not done), annual well maintenance, landscape area near Millar Park driveway/Well house and generator, commit to the manifold project (need another quote), schedule a plumber inspection for a home with possible high lead levels (past test was not high)
REVIEW OF TASKS LIST
Review and discussion of the Board and Officers Task List.
NEW BUSINESS
Fire hydrants in the community are in need of repainting, as they are currently yellow, flaking paint, and show discoloration. The project will be planned for in the near future.
OLD BUSINESS
Mike Davenport and Ben Arditti reported on meeting with a professional trapper to address the muskrat problem. The information was not encouraging, stating there were likely 8-12 muskrats in 2-3 pods, concentrated in a specific area. It was suggested expanding the seawall scope to include this area to deter them. It was cautioned that trapping would be temporary due to a larger muskrat population in the Taylor Court area. Investigation into alleviating the matter will continue. Holes dug by the animals will be addressed.
Property marker pavers continue to be installed to mark WSP property lines.
EXECUTIVE SESSION
Executive session was entered at 7:44p.m and closed at 8:03p.m.

Larry Bakirtjy moved that the meeting be adjourned. Minaxi Tailor seconded the motion. Unanimously approved. The meeting was adjourned at 8:04 p.m.
