REGULAR MONTHLY BOARD MEETING MINUTES — Final

January 9, 2023

ATTENDANCE

Directors: Larry Bakirtjy, Mike Davenport, Chris Shifley, Minaxi Tailor

Treasurer: Fred Aichele

MEETING CALLED TO ORDER

The meeting was called to order on January 9, 2023 at 7:00 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.

MINUTES FOR APPROVAL

Larry Bakirtjy moved that the minutes from the Regular Meeting of the Board of Directors on December 5, 2022 be approved as submitted. Chris Shifley seconded the motion. Unanimously approved.

HOMEOWNER FORUM

Chris Shifley reported that there have been more vehicle break-ins in the Diamond Lake area. Please remember to remove any valuables from your vehicle and to lock all vehicle doors. Please report any suspicious activity or theft to the Lake County Sherriff’s 911 Communication Office. For non-emergency assistance, or to file a police report, please call 847-549-5200.

PRESIDENT’S REPORT

Mike Davenport reported he is currently waiting on a response from the party who expressed interest in licensing WSPC property that is not accessible to members except by boat.

He is also waiting for a response from the WSPC lawyers regarding issues currently in discussion:

  • Shore station being stored on WSPC property that has not been moved as requested – discussion of next steps.

  • Follow-up regarding the correction needed on the new Lake County Tax Map (which includes the Taylor Lake Court property) on the Taylor Lake Court tax record.

TREASURER’S REPORT

Fred Aichele presented the Treasurer’s Report for 12/01/2022 – 12/31/2022. Chris Shifley moved and Minaxi Tailor seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.

 BUDGET DISCUSSION

Fred Aichele presented the final draft of the 2023-2024 proposed budget for review and discussion.

Minaxi Tailor moved Larry Bakirtjy seconded to finalize the draft of the Proposed Budget Fiscal Year 4/01/2023 – 3/31/2024 for presentation at the annual meeting on February 19, 2023.

Motion carried unanimously approved by Directors: Larry Bakirtjy, Mike Davenport, Chris Shifley, and Minaxi Tailor.

REVIEW OF TASKS LIST

Review and discussion of the Board and Officers Task List.

NEW BUSINESS

Fred Aichele presented the information packet for the 2023 Annual Member’s Meeting for review. The packet was approved for distribution. Hard-copies of the packet will be distributed to all homes, sent to members via email, and made available on the website at: https://westshorepark.com/

The terms of directors Larry Bakirtjy, Mike Davenport, and Minaxi Tailor will expire in February of 2023. All three directors are interested in continuing to serve on the WSPC Board and have submitted nomination forms. No additional WSP Director Nomination forms have been received. The deadline to submit nomination forms closed on December 31, 2022.

Minaxi Tailor reported that a member has requested an inspection of WSPC property adjacent to block 2 beach and to consider cleaning up the over grown area and damaged landscaping.

OLD BUSINESS

There was a discussion regarding trees that should be inspected for trimming and/or removal.

Mike Davenport reported that he has received a quote for the lock replacement and new keys, and will follow-up.

ADJOURN

Minaxi Tailor moved that the meeting be adjourned. Chris Shifley seconded the motion. Unanimously approved. The meeting was adjourned at 7:59 p.m.

All monthly meetings are held at Countryside Fire Station #1, 801 S. Midlothian Rd., Mundelein, IL 60060 at 7:00 p.m. unless otherwise noted.

Meetings will be held via Zoom in the event that Covid-19 Mitigation Measures are put into place and meeting rooms may not host gatherings. Dates and time and location are subject to change. All homeowners are encouraged to attend the monthly board meetings. Please contact any member of the board or check the website for updated information regarding meeting location.
