REGULAR BOARD MEETING MINUTES – final
July 7, 2025

MEETING CALLED TO ORDER
The meeting was called to order on July 7, 2025 at 7:01 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.
MINUTES FOR APPROVAL
Chris Shifley moved that the minutes from the Regular Meeting of the Board of Directors on June 2, 2025 be approved as presented. Ben Arditti seconded the motion. Unanimously approved.
CORRESPONDENCE
It was recorded that Fremont Township Highway Commissioner, Alisha Dodd is taking care of the water drainage issue on Forest Lane near the Block 2 Beach entrance.
Larry Bakirtjy reported – Catherine Shannon would like to put up a tent on WSPC property for a special event. Approved by board. Date/location TBD.
Mike Davenport received correspondence about water running off the road onto homeowner’s property (Razewski 26811 Oakdale) since Block 1 roads were repaved. Mike will ask Alicia to investigate.
HOMEOWNER FORUM
Nathan Wysocki following-up on board’s decision to pier rule and getting his boat on to beach 2 pier (left side of beach). Decision: Ben and Mike will talk to Angelo and determine next steps. Per Pier Captain Bruce Brodzik, old bylaws state that board does not have authority over on process for getting on the pier. Pier commissioner and captain have made the decisions based on availability and ensuring that the boat owner lives in WSP with proper title and boat is insured. (Reference to pier by-laws adopted in 1986.)
Karla & Javi Berrios following up on request to repair retaining wall between their property and WSPC property and adding stairs. Decision: Board approved that the homeowners could repair the retaining wall but not add stairs as it could be a liability issue for WSPC. Karla requested if the birch tree near their property could be trimmed or removed.
Bob Hurley following up on Beach 1 Tree: Decision was to save the tree not remove it. Mike to ask Dan to contract Woody’s Tree Service since the tree is on WSP property.
TREASURER’S REPORT
Fred Aichele presented the Treasurer’s Report for June 2025. Ben Arditti moved and Larry Bakirtjy seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.
Fred reported there has been progress in reducing the monthly ComEd bill.
GHA was asked to use the generator whenever the well pumps need to be run during peak hours.
COMMISSONER’S REPORTS
Water Commissioner – Chad Karol
- Getting quotes for well house roof.
- Working on installing the cameras on well house.
- Received a few responses for help in identifying the type of waterline in WSP homes.
- Received notice from IEPA more reporting requirements.
- Hydrant flushing will occur during July 14th week.
REVIEW OF TASKS
- Delinquent list was reviewed.
- Need to file tax return in August.
- Need to send out reminder email on sprinkling rules.
NEW BUSINESS
Dog fence on WSPC property. Larry to confirm it’s on WSP property and send letter to owners.
OLD BUSINESS
- Sea Wall – Ben to get additional quote.
- Reviewed proposed marker map. Minor changes to be made per discussion. Mike to get quote from Florencio on installing markers.
- Larry working on getting Miller Park survey completed.
ADJOURN
Chris Shifley moved that the meeting be adjourned. Ben Arditti seconded the motion. Unanimously approved. The meeting was adjourned at 9:00 p.m.
