REGULAR BOARD MEETING MINUTES – final
March 2, 2026

MEETING CALLED TO ORDER
The meeting was called to order on March 2, 2026 at 7:00 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.
MINUTES FOR APPROVAL
Larry Bakirtjy moved that the minutes from the Regular Meeting of the Board of Directors on February 2, 2026 be approved as presented. Minaxi Tailor seconded the motion. Unanimously approved.
Taylor Closen moved that the minutes from the “Mini” Meeting of the Board of Directors on February 22, 2026 be approved as presented. Larry Bakirtjy seconded the motion. Unanimously approved.
HOMEOWNER FORUM – PUBLIC COMMENT
Bruce Brodzik stated that Block One beach requires a lot of maintenance. Including: replace the ropes and raft, replace sand, replace railroad ties which are sticking up and could be a safety hazard. There was a discussion about budgeting for replacements, with the board decision to defer repairs to next year being challenged. The yearly cost of the Porta-Potty was also requested. Bruce stated the current cost is too high compared to what he believed was the previous price paid.
Bruce requested the budget for landscaping ($3,840 for West Shore Park, $3,000 for Miller Park).
Bruce noted that some homeowners adjacent to West Shore Park cut portions of the association’s property, questioning if the full cost is justified. Park Commissioner Don Laird requested about the scope of mowing work/landscaping service. Mike Davenport clarified that homeowners are not supposed to mow association property. Mike tasked Bruce and Don with getting additional quotes for lawn cutting services and exploring options for contracts.
Bruce questioned the $1,000 budget for Trees (Trimming/Removal), stating there are “no trees on our (beach) property.” Mike agreed to confirm the property lines.
Bruce Brodzik requested information on the Shoreline Restoration Project.
- Initial costs estimated between $200,000 and $300,000.
- Bruce questioned if the project could be done in sections. Ben Arditti explained that the mobilization cost makes sectioning impractical and more expensive.
- Estimated to take 2-4 years to save funds.
TREASURER’S REPORT
Fred Aichele presented the Treasurer’s Report for 2/01/2026 – 2/28/2026 for review and discussion. Ben Arditti moved and Minaxi Tailor seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.
- Income: $6,322.00, including interest and a $6,000 hookup/bond fee for a new house being built on Forest
- Disbursements: $1,343.00 for regular utilities
- Money on Hand: Appx $167,000.
- The GHA invoice for January has not yet been received.
- Will prepare and send out billing notices by March 31st.
COMMISSIONERS’ REPORTS
Water Commissioner – Chad Karol (via email)
- Additional water testing will be conducted in March. Bottles will be distributed to 20 residents.
- Chad is looking into GHA fees and exploring options.
- Manifold Project: A quote is anticipated within a week
Block 2 Beach – Greg Fried
- Requested additional information on paver replacement project.
This project includes repairingthe path leading to the beach which will to prevent sand loss due to water runoff down the path and will address potential tripping hazards. It was noted that the budget for this project has been carried over for several years and is expected to be completed this season.
Miller Park – Don Laird
- Miller Park survey email had a broken QR code and linking problems. Requested survey to be re-sent with a direct link. Has received approximately 40 responses with good comments. Will summarize and present the results.
REVIEW OF TASKS LIST
Review and discussion of the Board and Officers Task List.
NEW BUSINESS
Ben Arditti reported on an email he and other WSPC members received regarding a Lake County Property Zoning Ordinance Exception for a house on Forest Lane. The owner sought to attach their garage to their house and build a new front entrance, which required an exception as it would be less than 30 feet from the street. Ben reported that the exception was approved. The impact on WSPC is expected to be minimal, primarily related to construction mess.

Larry Bakirtjy moved that the meeting be adjourned. Ben Arditti seconded the motion. Unanimously approved. The meeting was adjourned at 7:43 p.m.

It is recommended that pedestrians walking at night or dusk/dawn should wear reflective clothing and have a flashlight or light-up leash for their dog. The NHTSA recommends the following safety tip for walking in a neighborhood without sidewalks such as WSP and West Shoreland: Pedestrians should walk FACING traffic and as far away from traffic as possible. https://www.nhtsa.gov/road-safety/pedestrian-safety (Bicycles ride along WITH traffic.) Dog owners are also reminded to please obey leash laws and to always pick-up after your dog.
