MONTHLY BOARD MEETING MINUTES

MAY 4, 2015

MEETING CALLED TO ORDER

The meeting was called to order on May 4, 2015 at 7:00 PM at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President, Susan Frank.

 

MINUTES FOR APPROVAL

Nicki Sullivan moved and Gina Rundall seconded that the minutes from the Regular Monthly Board of Directors Meeting of April 13, 2015 be approved as corrected. Unanimously approved by Directors: Tabatha Curtis, Susan Frank, James Melledy, Gina Rundall and Nicki Sullivan.

 

Tabatha Curtis moved and Gina Rundall seconded that the minutes from the Mini Meeting of the Board of Directors of February 22, 2015 be approved as corrected. Unanimously approved by Directors: Tabatha Curtis, Susan Frank, James Melledy, Gina Rundall and Nicki Sullivan.

 

CORRESPONDENCE

Susan Frank presented information received from the Storm Water Management Commission regarding a workshop for homeowners’ associations on techniques and practices for subdivision drainage systems.

 

Fred Aichele presented a proposal from the law firm Kovitz, Shifrin & Nesbit who represents the WSPC. The proposal recommended the WSPC accept a suggested settlement towards a delinquent account. Gina Rundall moved to accept the proposal settlement as presented. James Melledy seconded the motion. Unanimously approved by Directors: Tabatha Curtis, Susan Frank, James Melledy, Gina Rundall, Nicki Sullivan.

 

PUBLIC COMMENT

Troy Linback approached the board with his interest in purchasing WSPC lake front property off of Taylor Lake Court. The matter will be presented to the WSPC attorney for review. The board will also investigate possible erosion problems on the property.

 

TREASURER’S REPORT

Fred Aichele presented the Treasurer’s Report for 04/01/2015 – 04/30/2015. James Melledy moved and Nicki Sullivan seconded that the Treasurer’s Report be approved as submitted. Unanimously approved by Directors: Tabatha Curtis, Susan Frank, James Melledy, Gina Rundall and Nicki Sullivan. A copy is available for download.

 

Annual Dues Payment Notice Reminders have been issued via email to homeowners who have not yet paid annual dues. Post card reminders will be sent for the next reminder payment notice.

 

UPDATE ON BEACH IMPROVMENTS AND REPAIRS

Gina Rundall reported that Lester’s Material Service has been contracted to begin work on the retaining wall and landscaping for the Block 2 Beach rehabilitation project. Work will begin as soon as the permit to begin work on the retaining wall is received. Grass landscaping has been chosen over the concrete patio option.

 

THE BLOCK 2 BEACH WILL REMAIN CLOSED UNTIL FURTHER NOTICE.

Residents are encouraged to only use the Block 1 Beach until all work has been completed on the Block 2 Beach Rehabilitation Project. Residents can follow the progress of the rehabilitation project on the WSP website and Facebook page.

 

Nicki Sullivan reported that a drainage pipe on the Block 1 Beach golf cart path has broken, resulting in a hole in the path and an erosion problem. Bids are being solicited to either repair the break with a temporary path or replace the drainage pipe. Fremont Township will be contacted to inspect to damage and asked to offer possible suggestions to secure the area until the repair or replacement is completed.

 

James Melledy moved to authorize the expense to repair or replace the damaged drain on Block 1 Beach, with the expense not to exceed $2,500.00. The motion was seconded by Gina Rundall.  Unanimously approved. The Directors were polled with a voice vote as follows: Tabatha Curtis – yes, Susan Frank- yes, James Melledy- yes, Gina Rundall- yes, Nicki Sullivan – yes.

 

UPDATE ON FOREST LANE

James Melledy reported that finishing work, including landscaping, is to be completed on the properties adjacent to the repair site and in Miller Park within the next couple of months.

 

GRANT APPLICATION AND FINANCIAL AUDIT UPDATE

Nicki Sullivan moved and Gina Rundall seconded to approve the Board Resolution, affirming the full support of the WSPC Board of Directors for the Application for the Lake County 2015 Community Development Block Grant (CDBG) funding for the construction of a new WSP 110,000 gallon water tank. Unanimously approved by Directors: Tabatha Curtis, Susan Frank, James Melledy, Gina Rundall and Nicki Sullivan.

 

WSPC is waiting for bids to complete the financial audit necessary to apply for the Community Development Block Grant.

 

James Melledy is completing the audit application.

 

COMMISSIONERS’ REPORTS

It was reported that Brad Rudd repaired the broken swing in Miller Park.

 

ADJOURN

James Melledy moved that the meeting be adjourned. The motion was seconded by Nicole Sullivan and unanimously approved. The meeting was adjourned at 8:57pm.

ANNOUNCEMENTS

The Next WSP MONTHLY Homeowner’s Association Meeting will be held at 7:00pm on Monday, June 1, 2015 at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, IL 60060.

 

In an effort to reduce printing expenses and in respect for the environment, paper copies of agendas and board meeting minutes will no longer be distributed at the regular monthly board meetings. It is requested that board members, offices and guests refer to the electronic copies or download and print their own copies prior to the meeting.
