MEETING CALLED TO ORDER
The meeting was called to order on December 4, 2017 at 7:03 p.m. at Countryside Fire Station #1, 801 S. Midlothian Rd., Mundelein, Illinois 60060 by President, James Melledy.
MINUTES FOR APPROVAL
Sharon Zink moved and Cheryl Moss seconded that the minutes from the Board of Directors Meeting of November 6, 2017 be approved as corrected. Unanimously approved.
HOMEOWNER FORUM – PUBLIC COMMENT
Chris Shifley reported that he is still in the process to help coordinate shore station winter storage options for some homeowners.
A. FREMONT TOWNSHIP
James Melledy reported that he has spoken with Fremont Township Highway Commissioner, Bill Grinell regarding concerns that have been raised about the new landscaping at Fairview and Highland Terrace. Fremont Township will follow-up to ensure that the landscaping is in compliance with township guidelines and rules.
B. TAYLOR LAKE COURT
James Melledy reported that he is communicating with one homeowner who received the Taylor Lake Court Licensing Agreement. The other Taylor Lake Court homeowners who received the licensing agreement have not yet responded.
C. BOARD OF DIRECTORS
Three directors’ positions will be up for election at the 2018 WSP Annual Members’ Meeting. James Melledy and Chris Shifley are both interested in continuing on as directors. Cheryl Moss will not be seeking another term as a West Shore Park Director.
Three self-nomination forms to be a Candidate for the Board of Directors have been received for verification of eligibility.
Fred Aichele presented the Treasurer’s Report for 11/01/2017 – 11/30/2017. Cheryl Moss moved and Sharon Zink seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.
There was a review and discussion of delinquent accounts.
Fred Aichele reported that the insurance carrier for WSP is now State Farm.
2018-2019 BUDGET DISCUSSION
Homeowners are reminded that budget planning for the 2018-2019 fiscal year is underway. Homeowners are encouraged to attend monthly board meetings to have their concerns and requests regarding the budget addressed during the planning stage. The most important meetings, regarding discussions on how WSPC spends funds collected from the homeowners, are from October through January.
Fred Aichele presented a revised draft of the proposed 2018-2019 budget for review and discussion.
A. Water Tank
The contract to begin the water tank replacement project has been signed and delivered.
B. Black Water Issue
Black or murky water from home faucets and water with a strong chlorine smell has been reported. The problem seems to be intermittent and is being investigated. It is recommended that any homeowner who has dark or murky water to thoroughly flush all the pipes in their home by opening all the taps and letting the water run for a minimum of 15 minutes. Dark or strange smelling water should be reported to Brett Laureys or any member of the WSP Board of Directors.
An unoccupied house was reported as having water in the basement and a possible leak. Water to the house has been cut-off at the buffalo-box to prevent further damage to the house, adjacent community water pipes, and to prevent the possibility of water continuously flowing into the unoccupied house.
Cheryl Moss recommended evaluation for repairs, cleaning, and repainting of the south entrance pillars.
Sharon Zink moved that the meeting be adjourned. The motion was seconded by Cheryl Moss. Unanimously approved. The meeting was adjourned at 8:16 p.m.
