              MONTHLY BOARD MEETING MINUTES

June 1, 2015

MEETING CALLED TO ORDER

The meeting was called to order on June 1, 2015 at 7:00 PM at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by Vice President, James Melledy.

 

MINUTES FOR APPROVAL

Nicki Sullivan moved and Tabatha Curtis seconded that the minutes from the Regular Monthly Board of Directors Meeting of May 4, 2015 be approved as presented. Unanimously approved by Directors: Tabatha Curtis, James Melledy, Gina Rundall and Nicki Sullivan.

 

HOMEOWNER FORUM – PUBLIC COMMENT

Ernie Billitier addressed the board with his concerns regarding drainage and flooding on his property. Juli Crane recommended Mr. Billitier and the WSPC Board look into securing a watershed management grant and contacting Lake County Storm Water Management to help address drainage concerns. Several homes in WSP have been identified as having significant drainage / flooding issues and James Melledy will contact Fremont Township for assistance.

Mr. Curtis, Mr. Cutro and Mr. Lohrmann addressed the board with their concerns regarding drainage of WSPC common property on the lake which is adjacent to their private property behind their homes. Their concerns regarding standing water and the lack of proper drainage will be brought to the attention of Fremont Township.

Juli Crane reported that the buffalo box on her property was buried by contractors working on Fairview Drive and her property. Ms. Crane also requested that the proper utility company responsible for the utility poles be contacted and requested to have the old poles removed and the project completed including the related landscape and road repair. James Melledy will contact AT&T to request a schedule for when the work will be completed.

Scott Scafidi expressed his interest on purchasing property on Taylor Lake Court which is adjacent to WSPC property. Susan Frank presented possible options which include a license agreement or an easement agreement. Questions regarding insurance liability will be investigated and a possible license agreement or lease agreement will be reviewed with the lawyers and investigated. Taylor Lake Court residents who own property adjacent to the WSPC property will be contacted with further information.

TREASURER’S REPORT

Fred Aichele presented the Treasurer’s Report for 05/01/2015 – 05/31/2015. Gina Rundall moved and Tabatha Curtis seconded that the Treasurer’s Report be approved as submitted. Unanimously approved by Directors: Tabatha Curtis, James Melledy, Gina Rundall and Nicki Sullivan. A copy is available for download.

There was a discussion regarding delinquent accounts.

Final letters for payment on delinquent association dues will be sent before the accounts are turned over to the law firm for collection.

Fred Aichele received the renewal for the Director’s / Officers Insurance which had a slight increase in the premium.

UPDATE ON BEACH IMPROVMENTS AND REPAIRS

Gina Rundall and James Melledy reported that the retaining wall on the Block 2 Beach Rehabilitation Project has been completed and the seawall is scheduled to be completed soon. Swim area ropes and the raft will be put in to help protect the swim area from boats. THE BLOCK 2 BEACH WILL REMAIN CLOSED UNTIL FURTHER NOTICE. Residents are encouraged to use the Block 1 Beach until all work has been completed on the Block 2 Beach Rehabilitation Project. Residents can follow the progress of the rehabilitation project on the WSP website and Facebook page.

The damaged drainage pipe on Block 1 Beach was repaired at no cost by Fremont Township. The raft anchor and chain has been replaced.

 

UPDATE ON FOREST LANE

It was reported that Miller Park landscaping and the resurfacing of the basketball court was completed but was done very poorly. James Melledy will contact Fremont Township to have the landscaping and basketball court reassessed and to request a schedule on when the finishing work will be completed along with the landscaping and the road repair / repaving.

 

GRANT APPLICATION / AUDIT UPDATE

It was reported that WSPC does not qualify for the grant to help off-set the cost of the want tank repairs. The board is investigating an alternative, smaller grant which may be available. The financial audit will be budgeted for within the next couple of years.

 

COMMISSIONERS’ REPORTS

It was reported that there was possible landscape damage near 19355 Prospect.

 

ADJOURN

Gina Rundall moved that the meeting be adjourned. The motion was seconded by Tabatha Curtis and unanimously approved. The meeting was adjourned at 9:11pm.

ANNOUNCEMENTS

The Next WSP MONTHLY Homeowner’s Association Meeting will be held at 7:00pm on Monday, July 13, 2015 at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, IL 60060.

In an effort to reduce printing expenses and in respect for the environment, paper copies of agendas and board meeting minutes will no longer be distributed at the regular monthly board meetings. It is requested that board members, offices and guests refer to the electronic copies or download and print their own copies prior to the meeting.
