The meeting was called to order on June 3, 2019 at 7:02 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President, James Melledy.


Mike Davenport moved that the minutes from the Regular Board of Directors Meeting of May 6, 2019 be approved as corrected. The motion was seconded by John Lohrmann. Unanimously approved by Mike Davenport, John Lohrmann, James Melledy, Nicki Sullivan.

James Melledy moved that the minutes from the Board of Directors Meeting of February 17, 2019 be approved as presented. The motion was seconded by Mike Davenport. Unanimously approved by Mike Davenport, John Lohrmann, James Melledy, Nicki Sullivan.



James Melledy reported that there is no new information to report regarding the Licensing Agreements.

James Melledy reviewed an email received from a member regarding the common property adjacent to the lake on Forest Drive. The park area has become over grown and the member requested information on maintenance of the area. James Melledy explained that he had spoken to the member and informed him that because of the extremely wet spring weather, the lawn maintenance service has not been able to cut the grass because the weight of the equipment could cause damage to the grass and/or get stuck in the overly wet grass/mud in the area. Smaller/lighter equipment has been requested for grass cutting until the area dries out and can support the heavier equipment.


Fred Aichele presented the Treasurer’s Report for 05/01/2019 – 05/31/2019. Nicki Sullivan moved and Chris Shifley seconded that the Treasurer’s Report be approved as submitted. Unanimously approved by Directors Mike Davenport, John Lohrmann, James Melledy, Chris Shifley, and Nicki Sullivan.

There was a review and discussion of dues that have been received and delinquent accounts.

The 2019/2020 WSPC Annual Homeowners’ Dues Billing was sent out at the beginning of April. Partial payments are no longer accepted. Payment in full can be made by check, or paid by credit card through the WSP website. www.westshorepark.com

All delinquent accounts will be turned over for collections on June 6th, 2019. Payment in full was due on April 30, 2019.

Fred Aichele reported that 4 WSP homes were sold/purchased in May 2019.


Nicki Sullivan reported that she met with a tree service/arborist to evaluate several trees on the common lake-front property off “old” Forest Lane. A preliminary quote for trimming/removal was requested along with recommendation on the best time of year for trimming and removal.

John Lohrmann requested the board solicit quotes on the cost to purchase/plant several new trees. Nicki Sullivan suggested contacting Tori Trauscht to get recommendations for plants and trees that do well in areas that have a lot of ground moisture. Suggestions on how to stabilize existing trees adjacent to a construction site was also requested.

The block 2 beach clean-up will be announced via email. The installation of new top-soil at block 2 beach is under consideration.

Nicki Sullivan reported that she has completed the draft of the “Parking” letter for review and revision by the board before it will be distributed to the WSPC Membership.

James Melledy thanked Fred Aichele on behalf of the board for always completing and providing the necessary paper-work prior to WSP home sales and purchases.

James Melledy reported that a new home-owner has requested information on installing a fence. Information regarding the “no-fence” rule for WSP will be provided to the homeowner.

James Melledy reported that Brett Laureys is expected to provide an update on the progress of the new water-main construction project for the next regularly scheduled board meeting of July 1, 2019.

Nicki Sullivan announced that she is looking for volunteers to help paint the benches at Miller Park and both beaches. Additional work to be completed includes re-painting signs, re-painting the well house, and various small maintenance and beautification projects. It was a suggestion that young-adults who need volunteer service hours could earn their hours by helping volunteer within WSP. Please contact Nicki Sullivan or any member of the board if you are interested in volunteering within our neighborhood.


Nicki Sullivan moved that the meeting be adjourned. The motion was seconded by Chris Shifley. Unanimously approved. The meeting was adjourned at 7:50 p.m.
