MEETING CALLED TO ORDER
The meeting was called to order on August 7, 2023 at 7:01 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.
MINUTES FOR APPROVAL
Chris Shifley moved that the minutes from the Regular Meeting of the Board of Directors on July 10, 2023 be approved as presented. Werner Brisske seconded the motion. Unanimously approved.
REVIEW OF DRAFT OF ANNUAL MEETING MINUTES
There was a review of the second draft of the 2023 annual meeting minutes.
TREASURER’S REPORT
Fred Aichele presented theTreasurer’s Report for 07/01/2023 – 7/31/2023. Larry Bakirtjy moved and Chris Shifley seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.
Fred Aichele reported that he is working with AT&T to resolve a billing issue for the phone line in the well house.
Fred Aichele reported that he completed and submitted the tax return. The tax return was presented to the board members in attendance for review.
REVIEW OF TASKS LIST
Review and discussion of the Board and Officers Task List.
NEW BUSINESS
It was reported that a fire hydrant was damaged on West Shore Drive. A bill was received for repairs. It is not known if the fire hydrant was damaged during the drainage repair project or if it was damaged before construction began.
Larry Bakirtjy requested to update the posted beach/park rules. A draft of the requested changes will be presented for review. A revision to the Rules and Regulations will also need to be presented to coincide with any revised beach/park rules.
OLD BUSINESS
Fred Aichele reported that a member was doing some work that required their water to be shut off. The buffalo box (BB) appeared to be damaged. Additional inspection and help was required. There was a discussion of the BB location finding project. It was reported that the project went fairly well.
Many BB have been located and mapped in the GIS (Geographical Information System) which will be made available to the WSPC board. Anomalies have been noted. There will be a future discussion regarding testing, possibly raising buried BBs to street level, the possible disconnection of unused BBs, and repairs of damaged connections. Mike Davenport will follow-up with Water Commissioner Brett Laureys for additional information and status. Next discussion tentatively scheduled for the next board meeting.
There was a discussion regarding the documents needed to be provided to legal counsel to confirm property location and accuracy of the recorded titles.
Larry Bakirtjy requested to schedule the survey of WSPC common property in order to begin confirming and marking property location.
Werner Brisske reported that the inspection of a section of the block 2 seawall weep holes appear to have helped drain some excess ground moisture and has helped dry out an area of WSPC property that had been continuously soggy. Additional attention to the weep holes and area may be needed and will be inspected regularly.

Werner Brisske moved that the meeting be adjourned. Chris Shifley seconded the motion. Unanimously approved. The meeting was adjourned at 8:09 p.m.

- September 7, 2023 – Taco Truck Thursday at Block 1 Beach – 6:00 – 8:00 p.m. BYO beverage if you don’t want what is available for purchase. Residents are encouraged to bring folding chairs, camping chairs, or picnic seating.

All monthly meetings are held at Countryside Fire Station #1, 801 S. Midlothian Rd., Mundelein, IL 60060 at 7:00 p.m. unless otherwise noted.
Meetings will be held via Zoom in the event that Covid-19 Mitigation Measures are put into place and meeting rooms may not host gatherings. Dates and time and location are subject to change. All homeowners are encouraged to attend the monthly board meetings. Please contact any member of the board or check the website for updated information regarding meeting location.
