 REGULAR BOARD MEETING MINUTES

March 4, 2024

ATTENDANCE

MEETING CALLED TO ORDER

The meeting was called to order on March 4, 2024 at 7:01 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.

MINUTES FOR APPROVAL

Chris Shifley moved that the minutes from the Regular Meeting of the Board of Directors on February 5, 2024 be approved as presented. Larry Bakirtjy seconded the motion. Unanimously approved.

HOMEOWNER FORUM

Bruce Brodzik spoke about attending a recent Diamond Lake Management Meeting. Mr. Brodzik described to the Mundelein Park and Recreation District representatives that the channel has heavy mud and sediment at the bottom which has made it difficult to navigate. Mr. Brodzik was assured that the MPRD will inspect the channel and a maintenance plan will be considered. It was reported that ILM Environments Aquatic Consultants will apply a systemic herbicide treatment on the entire lake to better control two invasive plants: Eurasian Watermilfoil and Curlyleaf Pondweed that inhibit native aquatic plant density in Diamond LakeThe herbicide will be applied to the lake sometime in late March or early April depending on the weather. Mike Davenport reported that he has received numerous calls from residents complaining about dirt bikes being ridden on WSPC streets in an unsafe manner. The dirt bikes have been observed speeding, ignoring stop-signs, operating at night without lights, and in WSPC parks. Residents are encouraged to contact the Lake County Sherriff Department at 847-549-5200 to report unsafe motorists and to request additional Sherriff patrols.

Mike Davenport reported that he has received a request from a member to inspect a tree along the channel. The tree appears to be diseased and may need to be removed. Mike Davenport will follow-up with the member.

TREASURER’S REPORT

Fred Aichele presented theTreasurer’s Report for 2/01/2024 – 2/29/2024. Larry Bakirtjy moved and Ben Arditti seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.

REVIEW OF TASKS LIST

Review and discussion of the Board and Officers Task List.

OLD BUSINESS

Larry Bakirtjy reported that Vanderstappen Land Surveying Inc. has started the boundary surveys and placement of survey stakes of some WSPC property. Residents may see property surveyors on and around WSPC property doing official work.

Please note that according to Illinois Statutes Chapter 765. Property § 205/11:

(765 ILCS 205/11) (from Ch. 109, par. 10.1)
Sec. 11. Any unauthorized person who knowingly damages, destroys or removes a stake, pin, monument or other survey marker shall, be guilty of a Class A misdemeanor. For purposes of this Section, a surveyor who moves a stake, pin, monument or other survey marker for the purpose of correcting a survey is an authorized person.

Larry Bakirtjy reported he has received quotes for (new) park and beach signs and will be finalizing the order.

NEW BUSINESS

Ben Arditti proposed the board consider purchasing HOA management software to cover finances, maintenance, and communication for the community. He will follow-up with software suggestions for review.

ADJOURN

Chris Shifley moved that the meeting be adjourned. Ben Arditti seconded the motion. Unanimously approved. The meeting was adjourned at 8:11 p.m.

All homeowners are encouraged to attend the monthly board meetings. Please contact any member of the board or check the website for updated information regarding meeting location.

It is recommended that pedestrians walking at night or dusk/dawn should wear reflective clothing and have a flashlight or light-up leash for their dog. Dog owners are also reminded to please obey leash laws and to always pick-up after your dog.
