REGULAR BOARD MEETING MINUTES – Final

MEETING CALLED TO ORDER
The meeting was called to order on October 2, 2023 at 7:00 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.
MINUTES FOR APPROVAL
Minaxi Tailor moved that the minutes from the Regular Meeting of the Board of Directors on September 11, 2023 be approved as corrected. Werner Brisske seconded the motion. Unanimously approved.
TREASURER’S REPORT
Fred Aichele presented theTreasurer’s Report for 09/01/2023 – 09/30/2023. Minaxi Tailor moved and Chris Shifley seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.
CORRESPONDANCE
Mike Davenport reported he had spoken with a representative of Homes.com regarding content about the WSP neighborhood for their web site.
HOMEOWNER FORUM
Peter Kolch and Chris Shifley led a discussion regarding two trees near block 1 beach park that should be inspected for possible trimming or removal.
Ben Arditti presented the board with information to support a request for installation of rip-rap along the lake shoreline instead of repairing or installing a new sea-wall. There was a discussion of the material to be considered and the possible cost. Research on permits, grants, and supply and labor cost will need to be researched for budget consideration.
COMMISSONER’S REPORT
Water Commissioner, Brett Laureys reported that the various issues encountered during the Fremont Township drainage and road project have been resolved and the paving of all of block 1 will begin once the valve and drainage work is completed. It is anticipated that the roads will be finished by mid-November.
Brett Laureys also reported that he has received preliminary quotes for future projects and is working with serval service providers to get additional quotes for budget consideration.
REVIEW OF TASKS LIST
Review and discussion of the Board and Officers Task List.
NEW BUSINESS
Commissioners and members are reminded that budget planning for the 2024-2025 fiscal year is now underway. Commissioners and members are encouraged to attend monthly board meetings to have their concerns and requests regarding the budget addressed during the planning stage. The most important meetings regarding how WSPC spends funds collected from the homeowners are from October through February.
OLD BUSINESS
Werner Brisske reported that the block 2 beach beautification project has moved forward. Herbicide, soil, and mulch were installed. The crumbling steps have been removed and the area graded. Planting is anticipated for the spring. Other beautification items for the park area are under consideration. There was a review of the money spent on the project against what is available in the budget and what is expected to be spent on the project during the remainder if the fiscal year. Werner Brisske will review the remaining project budget with Fred.
ADJOURN
Minaxi Tailor moved that the meeting be adjourned. Chris Shifley seconded the motion. Unanimously approved. The meeting was adjourned at 8:00 p.m.

Meetings will be held via Zoom in the event that Covid-19 Mitigation Measures are put into place and meeting rooms may not host gatherings. Dates and time and location are subject to change. All homeowners are encouraged to attend the monthly board meetings. Please contact any member of the board or check the website for updated information regarding meeting location.
