Monthly Board Meeting Minutes

July 13, 2015

MEETING CALLED TO ORDER

The meeting was called to order on July 13, 2015 at 7:02 PM at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President, Susan Frank.

 

MINUTES FOR APPROVAL

James Melledy moved and Tabatha Curtis seconded that the minutes from the Regular Monthly Board of Directors Meeting of June 1, 2015 be approved as corrected. Unanimously approved.

 

HOMEOWNER FORUM – PUBLIC COMMENT

Kent Curtis, Chris Cutro and John Lohrmann addressed the board with their continuing concerns regarding drainage of WSPC common property on the lake which is adjacent to their private property behind their homes. James Melledy reported that their concerns regarding standing water and the lack of proper drainage has been brought to the attention of Fremont Township Supervisor, Diana O’Kelly and Highway Commissioner, Bill Grinnell who are considering long-term solutions to this problem. Mr. Melledy suggested that the homeowners put together a proposal on how to address the problem and submit the proposal to the board. The extent on how and what kind of help Fremont Township can offer are to be determined.

 

Ms. Rita O’Conner requested information from the board concerning the Taylor Lake Court property owned by WSPC. The WSPC is working with legal counsel to address this issue.

 

CORRESPONDENCE

Tabatha Curtis presented an email exchange with Fremont Township Highway Commissioner, Bill Grinnell concerning the possibility that Highland Terrace may be relocated. In his email, Mr. Grinnell stated, “A public hearing date will be determined by (Lake) County.” West Shore Park residents will be notified of the date, time and location of the meeting.

 

TREASURER’S REPORT

Fred Aichele presented the Treasurer’s Report for 06/01/2015 – 06/30/2015. James Melledy moved and Gina Rundall seconded that the Treasurer’s Report be approved as submitted. Unanimously approved. A copy is available for download.

 

There was a discussion regarding delinquent accounts.

 

A director will be selected at each regularly scheduled board meeting to review, along with the treasurer, the WSPC check register against the paid invoices.

 

UPDATE ON BEACH IMPROVMENTS AND REPAIRS

Gina Rundall and James Melledy reported that the retaining wall on the Block 2 Beach Rehabilitation Project has been completed. The final phase of the project is scheduled to be completed by the end of July. THE BLOCK 2 BEACH WILL REMAIN CLOSED UNTIL FURTHER NOTICE. Residents are encouraged to use the Block 1 Beach until all work has been completed on the Block 2 Beach Rehabilitation Project. Residents can follow the progress of the rehabilitation project on the WSP website and Facebook page.

 

UPDATE ON FOREST LANE

James Melledy reported that Miller Park landscaping and the resurfacing of the basketball court has been completed. Forest Lane is scheduled to be repaved by the end of August.

 

GRANT APPLICATION / AUDIT UPDATE

Fred Aichele presented different audit options and costs.

James Melledy is investigating different grant options that may be available to WSPC.

 

COMMISSIONERS’ REPORTS

Tabatha Curtis submitted bids to have trees trimmed.

 

WATER

The procedure for informing WSPC of homes connecting or disconnecting to the WSPC water system will be reviewed, revised as needed and recorded for distribution to all homeowners and inclusion in the WSPC Rules and Regulations.

 

ADJOURN

James Melledy moved that the meeting be adjourned. The motion was seconded by Tabatha Curtis and unanimously approved. The meeting was adjourned at 8:54pm.

ANNOUNCEMENTS

The Next WSP MONTHLY Homeowner’s Association Meeting will be held at 7:00pm on Monday, August 3, 2015 at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, IL 60060.

 

In an effort to reduce printing expenses and in respect for the environment, paper copies of agendas and board meeting minutes will no longer be distributed at the regular monthly board meetings. It is requested that board members, offices and guests refer to the electronic copies or download and print their own copies prior to the meeting.

All meetings are held at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, IL 60060 at 7pm. Dates and time and location is subject to change. All homeowners are encouraged to attend the monthly board meetings.
