MEETING CALLED TO ORDER

The meeting was called to order on December 2, 2024 at 7:00 p.m. at Countryside Fire Station #1, 801 S. Midlothian Road, Mundelein, Illinois 60060 by President Mike Davenport.

MINUTES FOR APPROVAL

Chris Shifley moved that the minutes from the Regular Meeting of the Board of Directors on November 4, 2024 be approved as corrected. Minaxi Tailor seconded the motion. Unanimously approved.

HOMEOWNER FORUM – PUBLIC COMMENT

WSL President Catherine Shannon referenced an email sent to the WSPC Board and Officers regarding an expense pertaining to Sunrise Park. There was a discussion between Ms. Shannon, Mr. and Mrs. Balogh, and WSPC Treasurer Fred Aichele regarding the expense and what should be billed back to WSL.

There was a discussion with the WSL representatives regarding the pending seawall project.

  • Total estimated cost for seawall project: $100,000.
  • Costs to be shared with WSL community contributing over several years.
  • Discussion on potential grants to alleviate financial burden.
  • Project essential for preventing erosion and maintaining lakefront integrity.

TREASURER’S REPORT

Fred Aichele presented the Treasurer’s Report for 11/01/2024 – 11/30/2024. Minaxi Tailor moved and Chris Shifley seconded that the Treasurer’s Report be approved as submitted. Unanimously approved.

  • Total Expenditures: $34,578 for the current fiscal period. This amount includes various operational costs and maintenance expenses.
  • Gas Line Installation Payment: It was clarified that the previously reported expenditure was a full payment for the gas line installation, not a deposit as previously misunderstood.
  • Fred reported on the Corporate Transparency Act, indicating that forms will need to be filled out by board members as part of compliance efforts and emphasized that it must be completed as soon as possible if not already done.

BUDGET DISCUSSION

Fred Aichele presented the 2nd draft of the 2025-2026 Operating Budget for review and discussion.

ELECTION OF NEW COMMISSIONER

Minaxi Tailor nominated Greg Fried for the open position of Block 1 Beach Commissioner. Seconded by Chris Shifley. Unanimous.

REVIEW OF TASKS LIST

Review and discussion of the Board and Officers Task List.

NEW BUSINESS

There was a discussion regarding the well-house manifold repair/replacement need and the associated cost.

OLD BUSINESS

Discussion of tree removal on channel.

Discussion to install gutters on well-house.

Some email servers have been marking some WSP outgoing emails as “undeliverable”. Some people do not receive some of the emails that are sent out. Please add [email protected] to your email contact list to help ensure you get WSP emails.

ADJOURN

Minaxi Tailor moved that the meeting be adjourned. Chris Shifley seconded the motion. Unanimously approved. The meeting was adjourned at 8:47 p.m.

Dog owners are also reminded to please obey leash laws and to always pick-up after your dog.
