MEETING CALLED TO ORDER
The meeting was called to order at 7:12 PM at 26729 N Oakdale Lane, Mundelein, Illinois 60060 by President, Dan Prezell.
MINUTES FOR APPROVAL
Susan Frank moved and Tabatha Curtis seconded that the minutes from the Regular Monthly Board of Directors Meeting of November 3, 2014 be approved as corrected. Unanimously approved by Directors: Tabatha Curtis, Susan Frank, James Melledy, Dan Prezell and Gina Rundall.
Cheryl Moss reported that large construction equipment has been parked on private property at “new” Forest Lane and West Shore Drive. James Melledy reported that Fremont Township is scheduled to hold a pre-construction meeting in January regarding the scheduled repairs to the retaining wall and “new” Forest Lane. Plans to move the utilities and new pipe delivery are tentatively scheduled to be completed by December 25.
Dan Prezell reported that a waterline and some landscaping were damaged on West Shore Drive during the installation of new utility poles. The repairs to the water line and the landscaping will be completed by the company that was responsible for the installation of the new utility poles.
Fred Aichele presented the Treasurer’s Report for 11/01/14 – 11/30/2014. James Melledy moved and Susan Frank seconded that the Treasurer’s Report be approved as submitted. Unanimously approved by Directors: Tabatha Curtis, Susan Frank, James Melledy, Dan Prezell and Gina Rundall. A copy is available for download.
Review and discussion of delinquent accounts.
REVIEW OF SECOND DRAFT OF PROPOSED 2015-2016 BUDGET
Fred Aichele presented the second draft of the proposed 2015-2016 budget for review. There was an extensive review and discussion of the revisions. Mr. Aichele will present the final draft of the proposed budget for review at the next regularly scheduled board meeting of January 5, 2015.
APPROVE ADDITION TO RULES & REGULATIONS REGARDING PERSONAL PROPERTY LEFT ON WSPC COMMON PROPERTY
Nicki Sullivan expressed her concern to the board regarding several boat lifts (shore stations) that had been left on WSP common property in the past during the winter months. Mrs. Sullivan expressed her concern at seeing children climbing on the boat lifts and the possibility that the children could be hurt on the equipment. The lifts may also be a danger to snow machines traveling on or near the lake and the adjoining property. Mrs. Sullivan expressed her opinion that the boat lifts detract from the natural beauty of the lake for the home owners who live on and near the lake.
Pier Commissioner, Bruce Brodzik reported that notices have been given to the owners of the boat lifts that had been left on WSP common property requesting that the lifts be removed to private property.
Dan Prezell presented a proposed addition to the current WSPC Rules & Regulations regarding personal property left on WSPC common property:
No personal property of any nature shall be located on West Shore Park Corporation (WSPC) property on a recurring, regular or continuous basis in excess of 10 days. After 10 days, personal property left on WSPC property will be considered abandoned and will be disposed of by the WSPC Board of Directors at the owner’s expense.
Susan Frank moved to approve the addition of “Personal Property Left On West Shore Park Corporation Common Property” to the WSPC Rules and Regulations. James Melledy seconded the motion. The motion passed unanimously by Directors: Tabatha Curtis, Susan Frank, James Melledy, Dan Prezell and Gina Rundall.
REVIEW REVISIONS TO PROXY
Fred Aichele presented a revision of the West Shore Park Corporation 2015 Annual Meeting Proxy for review.
UPDATE ON STATUS OF FIDELITY BOND
James Melledy reported that the renewal of the fidelity bond is in process.
Dan Prezell reported he has attended Mundelein Park District meetings to discuss weed control options. Mr. Prezell reported that a request for bids and proposals from companies are being solicited and that an analysis of the lake and recommendations for the short-term and long-term plans for the health of the lake are being considered. Mr. Prezell and Tabatha Curtis stated that they plan to continue to represent WSPC in future Mundelein Park District meetings regarding Diamond Lake.
James Melledy moved that the meeting be adjourned. The motion was seconded by Susan Frank and unanimously approved. The meeting was adjourned at 9:32 pm.

Homeowners are reminded that budget planning for the 2015-2016 fiscal year has been underway. All homeowners are encouraged to attend the monthly board meetings to have their concerns and requests regarding the budget addressed during the planning stage.
